A Picture is Worth A Thousand Words

From the "What were they thinking?" department...........

These pictures are examples of pictures that were used to try and sell a home. Would you buy them based upon these pictures. Before you list your home, you should ask your REALTOR to see some of their listings. If you see something like one of these pictures, you should call us instead.

It is also not unusual to only see a front view picture of the home, even though we are allowed many more pictures on the MLS system.

I am very picky about pictures because I know that in our market many potential customers may be looking at your home on the internet from Georgia, California, or even Iraq.

So if you want good pictures on your listing, call me. I will come running out and show you my Canon digital camera with wide angle lends and external flash.

Hmmmm. Am I buying the ceiling fan or a house?

Happy New Year

As 2007 begins, we would like to thank everyone that put their faith and trust in us in 2006. We were truly blessed to help some great people with their largest investment.

We helped you with 44 home sales or purchases. This placed us in the top 4% of all the REALTORS® in Montgomery County in residential home sales.

We wish you a prosperous New Year. Our first resolution is to be available to you as a resource throughout the coming year. If you have any questions regarding real estate, tax laws, home maintenance, whatever, please don't hesitate to call. We'll be more than happy to help!

Our second resolution is to give your friends or family the same level of service that you received. If you know of anyone that may be moving to the area or that may be selling their home, please give them our names.

Again we thank you for this success. Working with clients like you has made our job a pleasure.

What should you look for in a REALTOR?

I was thinking about what advice I would give a friend that was moving to another area about how to choose their REALTOR. Here is what I would look for.

Are they on a team? This means that there is backup in case your agent gets sick or has to leave town.

Do they have a full time assistant? A successful agent is busy. The assistant will make sure that nothing falls through the cracks. Plus they can usually find your agent if you need them in a hurry.

Check out their web site. A good web site is necessary these days. Do they just have the basics or is their site really informative. This is also an indicator of their computer knowledge.

Are they full time? I want me to be their priority. In real estate, time is of the essence. I want my home search to come before other obligations.

Do they work in an office or out of their home. An agent who works in an office is normally more "plugged in" to the market and is liable to know about homes just coming on to the market.

Don't be afraid to change in mid-search. If you feel that the agent is not doing the job for you or if it just 'doesn't click". Find a new agent.

Inventory is low!

It's difficult to view homes as something to be inventoried like a grocery store does with milk or bread. But if we are low on homes, then there is not as many to choose from. And this is the situation right now in Montgomery County in the $80,000 to $100,000 price range.

Last summer there were about 1800 homes for sale. Today there are around 1200. Homes in the $80,000 to $100,000 price range were big sellers when the troops came home.

What to do?

Inventory levels will pick up again. But if you can't wait, you need to contact us now so that you can be placed on our VIP Buyer auto-notification. If a home is listed today, you will receive an email telling you about it. Then you need to move fast to view it. If it is what you want, you need to have your mortgage approval lined up so that we can put in an immediate offer. It has not been unusual for us to see 3 offers on a home on its second day on the market.

Peggy & Randy Named to Association Committees

Randy Worcester and Peggy Worcester have been named to committees of the Clarksville Association of Realtors for the 2007 year.

Peggy is participating on the Grievance Committee for the second year in a row.

Randy has been appointed to the Professional Standards Committee, Finance Committee, and Strategic Planning Committee.

"We feel that we should share our knowledge and expertise for the benefit of the Association and the general public. Clarksville is growing at a tremendous rate. It is important that families moving here get the best possible home buying experience."
