2007 has been an interesting year in real estate. With national talk about sub-prime lending, record oil price, a falling stock market, and presidential elections, it is no wonder that people get nervous about real estate. But all real estate is local and Clarksville continues to defy national trends.
This has been a record year in Montgomery County home sales. However, while the year started out with a bang, it ended with a whimper. The last few months of the year showed larger numbers of homes on the market. This is good news for buyers, but bad news for sellers who are suffering longer times on the market before selling.
Kiplingers Personal Finance in their January, 2008 Personal Finance magazine has some good news for Clarksville. They report that Fiserv, a Fortune 500 company that tracks home prices, has ranked Clarksville as number one in the nation for future home appreciation, with a projected gain of 6.4% through 2009. At the same time, they predict that the nation can expect home prices to fall 5%. They project that more than three-fourths of the cities that it follows will post negative results for 2008.
The bottom line is that Clarksville is a great place to own or invest in a home!
The Tennessee Home Pros Team had an unbelievable year. REALTORS on our team helped clients with over 60 transactions totaling nearly 9 million dollars in home sales. This would place us in the top 3% for Montgomery County residential sales. We are proud to be affiliated with Keller Williams Realty that garnered almost a third of Montgomery County's residential market share to become the areas largest agency and was once again voted Best of Clarksville for real estate agencies.
